1. Who we are

Bellacasa is operated by Vigor Invest AB, Swedish company registration number 559027-4410, registered address Gamla Brovägen 44 a, 132 40 Saltsjö-Boo, Sweden ("we", "us"). These terms form the agreement between you and Vigor Invest AB when you use the site or order any of our services. Contact:ciao@bellacasaitaly.com.

2. The service

We provide buyer-side project support for people buying and renovating homes in Italy: a free Property Plan based on the listing link or address you submit, and optional paid steps such as architect review, technical due diligence, purchase support and renovation coordination. Every paid step is described, scoped and priced in writing before you commit to it. Nothing on this site is an offer to sell property.

3. What we are not

We are not a licensed Italian estate agent (mediatore immobiliare) and we do not act as an intermediary between buyer and seller, and we do not take a commission from sellers. We are not a law firm, notary, tax adviser, surveyor, valuer, credit intermediary or financial adviser, and we do not provide legal, tax, investment or mortgage advice. Where such advice is needed we help you engage independent qualified professionals.

4. What a Property Plan is — and isn't

A Property Plan is a first-view desktop assessment produced from public listing data, public registries and market sources (including cadastral, seismic, flood-risk and OMI price data), partly with automated tools, combined with the answers you give us. Cost ranges, permit expectations and timelines are non-binding estimates, not quotations or guarantees. Third-party and public data may be incomplete or out of date, and we do not warrant its accuracy. A Property Plan is not a survey, valuation, structural or energy report, legal opinion or tax advice, and it does not replace an on-site inspection by a qualified professional or the checks a notary performs before a purchase.

6. Fees, payment and VAT

The Property Plan and the intro call are free of charge. Paid steps are agreed in writing in advance and paid per step. When you pay by card, our payment provider calculates the VAT that applies to your billing country under Swedish and EU rules, and the exact VAT amount and the total you pay are shown to you at checkout before you confirm. Prices advertised to consumers include VAT where it applies; business buyers can enter a valid EU VAT number at checkout, in which case reverse charge is applied. Invoices, where we issue them, are payable within the period stated on the invoice; late payment interest may be charged under the Swedish Interest Act (räntelagen).

7. Right of withdrawal (consumers)

If you are a consumer you have the right, under the Swedish Distance Contracts Act (distansavtalslagen 2005:59), to withdraw from a distance contract within 14 days of entering it, without giving a reason, by emailingciao@bellacasaitaly.comor by using the standard withdrawal form from the Swedish Consumer Agency (Konsumentverket).

Because paid services such as the Architect Review are architect time that starts as soon as you order, we ask you before payment to expressly request that we begin during the 14-day period and to acknowledge the consequence. Your right of withdrawal then lapses only once the service has been fully performed — for the Architect Review, when the report has been delivered to you. If you withdraw after work has started but before delivery, you pay a reasonable amount in proportion to the work already performed and we refund the rest. We pay refunds within 14 days of receiving your withdrawal, using the same payment method.

We never ask you to give up your right of withdrawal in advance, and we do not treat it as lost simply because work has begun. Beyond the withdrawal period, work already performed is non-refundable, and you may stop the engagement at any time before the next step begins.

8. Third parties

Architects, surveyors, engineers, lawyers, notaries, banks and contractors we introduce act under their own contracts, licences and professional liability, and you contract with them directly. We coordinate their work; we do not assume it, and we are not liable for their acts, omissions, delays or fees. We do not receive commission from sellers or estate agents; if any third party pays us a fee in connection with your project, we disclose it to you in advance.

9. Liability

We provide the service with reasonable professional care, but without warranty that estimates match final costs, that permits will be granted, or that a purchase will complete. To the extent permitted by law, our total liability for any claim is limited to the fees you paid us for the step the claim relates to, and we are not liable for indirect or consequential loss such as lost profit, lost opportunity or loss of a purchase. Nothing in these terms limits liability for gross negligence, wilful misconduct, personal injury or any liability that cannot be limited under mandatory law, including consumer law.

10. Intellectual property

We retain all rights in the site, our templates, methods and journal content. On payment of the applicable fee, you receive a non-exclusive right to use the deliverables prepared for you for your own property project.

11. Governing law and disputes

Swedish law governs these terms. Disputes are heard by the Swedish courts, with Nacka District Court as court of first instance, without prejudice to the right of a consumer to bring proceedings in the courts of their country of residence and to rely on mandatory consumer protection there. Consumers may also refer a dispute to the Swedish National Board for Consumer Disputes (ARN) or use the EU online dispute resolution platform. Services relating to Italian real estate, permits and construction are also subject to mandatory local Italian rules.
