Who we are

Bellacasa helps buyers abroad assess, buy and renovate homes in Italy. The service is operated by Vigor Invest AB, Swedish company registration number 559027-4410, with registered address at Gamla Brovägen 44 a, 132 40 Saltsjö-Boo, Sweden. What we collect

• Contact details — your name, email address and, if you provide it, your phone number and country of residence.
• Property details — the listing link or address you submit, plus your answers about property type, condition, budget, financing and timeline.
• Booking details — the date and time you choose for a free intro call, so we can place it in our calendar and send you a meeting link.
• Account data — if you create an account, your login identifiers and authentication data (we never see your password).
• Correspondence — emails and messages you send us and our replies.
• Technical data — basic log and device data needed to serve the site securely.

We do not ask for special category data (such as health data) or for identity or payment documents through this site. Where a purchase requires such documents, they are handled by the notary, bank or lawyer involved, under their own privacy notices.

Why we use it, and on what legal basis

• To prepare and deliver your Property Plan and any follow-up assessment or paid step you request — Art. 6(1)(b) GDPR, performance of a contract or steps taken at your request.
• To contact you about the property you submitted, arrange calls and answer questions — Art. 6(1)(b) and 6(1)(f), our legitimate interest in responding to enquiries.
• To send occasional updates about our service to people who asked for them — Art. 6(1)(a), consent, withdrawable at any time via the unsubscribe link.
• To improve the accuracy of our cost and permit estimates in aggregate, and to keep the site secure — Art. 6(1)(f), legitimate interest.
• To comply with accounting, tax and other legal obligations — Art. 6(1)(c).

We do not sell your data, and we do not use it for advertising profiling.

Automated tools

To draft your Property Plan we combine your answers with public listing, cadastral, risk and market data using automated tools, including AI models used as processors under contract and without training on your data. A person reviews the output before we act on it, and no decision with legal effect for you is made by automated means alone.

Who we share it with

We share data only with the service providers we need to run the service: hosting and database infrastructure, email delivery, calendar and video-meeting tools, property data, mapping and AI providers, and the architects, surveyors, lawyers, notaries or contractors involved in your specific case. Providers act as processors under written data processing agreements; the professionals you engage act as their own controllers. Where a provider is outside the EU/EEA, transfers rely on an adequacy decision or the European Commission's Standard Contractual Clauses with additional safeguards. We may also disclose data where required by law.

How long we keep it

We keep enquiry and Property Plan data for up to 24 months after our last contact. Contract and accounting records are kept for seven years as required by the Swedish Accounting Act. You can ask us to delete data sooner where no legal retention rule applies.

Your rights

Under the GDPR you can request access to your data, correction, deletion, restriction or portability, withdraw consent, and object to processing based on legitimate interest. You may also complain to your national data protection authority — in Sweden, Integritetsskyddsmyndigheten (IMY), and in Italy, the Garante per la protezione dei dati personali.

Security

Data is stored on EU-hosted infrastructure with encryption in transit, access controls and row-level access rules so that only you and our team can reach your case data.

Cookies

We use only the cookies and local storage strictly necessary to keep you signed in and to remember your progress through the Property Plan flow. No advertising or tracking cookies are set, so no cookie consent banner is required.
